A rule-of-thumb sketch, not a drawing to build from. The rule: 70 sq ft of super built-up area a seat (about 50 sq ft of carpet), the Grade A planning norm in Bengaluru; a cabin for every 50 people, a meeting room for every 25, a phone booth for every 20, and pantry seats for one in six. Exits, fire and fresh air are checked against the National Building Code of India 2016 on every floor. Your real layout comes with your quote.
Doing it yourself means an architect, a fit-out contractor, an electrical and air-conditioning contractor, an IT vendor, a furniture dealer and a project manager to keep them in step, or you keeping them in step. Whichever way you go, we are the more convenient one, faster, and quality-checked at every stage.
We bring a tenant who has already signed, on a lease that matches their lock-in. What is fixed to your building stays yours, and if you fund the interiors you earn a monthly return on them on top of your rent. The furniture and the daily support are ours.
We appoint one partner for each line of work and grow with them, floor by floor, and we bring in specialist agencies and sub-contractors for specific work. Yes. One monthly price per seat covers rent, the fit-out and the furniture, plus the support and food you choose to add. Nothing is paid upfront except the deposit.

Most clients take three years or five. The lock-in is agreed before you sign, and the terms for adding seats are written into the agreement.
We do. At the end of your term you can renew at a lower price, buy it at a price fixed on day one, or hand it back.
Extra seats on the same floor come at the same rates. If you outgrow the floor, we find the next one and move your furniture. If you leave early, your agreement lists the exit amount for every year, so you know the cost before you sign.
The furniture price is fixed for your term. Service prices are reviewed once a year, mainly for changes in minimum wages. Rent rises only as the building owner's lease says, and you see that clause before you sign.
Wi-Fi is unlimited. Tea and coffee are open at the machine, within a fair-use level for the whole company that your agreement states. Printing comes with a monthly page allowance, then a per-page rate. Meals are billed for what you order.
Our team. For specific work we use specialist agencies and sub-contractors, chosen for your floor and held to our standard and our checks. You deal with us, on one contract, and we answer for all of it.
